We are seeking an experienced and dynamic Senior Property Manager (“SPM”) to oversee the strategic direction, planning and budgeting and financial control, and management of day-to-day operations of a large-scale prestigious residential condominium corporation (“CC”,) comprising 508 units in the up-scale Yorkville area of Toronto. This will include a reporting relationship to the Board of Directors (“BOD”) of the Condominium

The role encompasses managing all aspects of the building which includes owner-occupied condominium units, leased residential leases and units which have significant short-term rental operations. Certain of the units at street level are retail units. The building physically has certain joint operations with four contiguous buildings (“CB”) which share certain physical plant operations requiring coordinated management. The coordinated management is subject to encompassing agreements. The SPM will be responsible for managing these relationships and activities and expenditures.

The SPM will play a pivotal role in maintaining the high standards of the residential condominium, fostering a sense of community, and ensuring the efficient operation of shared services and short-term rental activities while upholding the best interests of the residents and stakeholders.



Skills Required:

  • Extensive Property Management Experience:
  • Proven track record in managing large-scale similar residential condominium properties.
  • Sufficient experience in handling buildings with a mix of owner occupied, long-term leased, and short-term leased units such as is the present case in order to demonstrate the ability to manage diverse tenant needs and ownership and leasing structures.
  • Strong Financial Management skills: Given the complexity of managing 508 units with a mix of rental types, strong financial acumen is crucial. The Property Manager should be adept at budgeting, financial reporting, and managing and optimizing revenue streams. Significant experience in creating and managing strategic and operating budgets and monitoring financial adherence and performance for propriety and efficiency and effective is crucial.
  • Excellent Communication and Relationship Management: Outstanding communication is essential in managing relationships with condominium boards, property owners, residents, and vendors.
  • The SPM requires excellent interpersonal skills to navigate tenant relations, resolve conflicts, and foster a positive community environment.
  • Experience in dealing with short-term rental platforms and managing transient residents requires strong communication skills to ensure a seamless and positive experience for all.
  • Knowledge of Local Regulations: Familiarity with local condominium laws, rental regulations, and short-term rental policies is crucial to ensure compliance.
  • Technology Proficiency: Given the size and complexity of the property, proficiency in property management software, communication tools, and technology solutions is essential.
  • Leadership and Team Management: The ability to lead and manage a team of property management professionals, maintenance staff, and potentially security personnel is important for smooth day-to-day operations.
  • Sufficient experience and proficiency in understanding the practical aspects of all mechanical systems which would be operative in a building such as this one.
  • Attention to detail.
  • A practical understanding of risk management which would be important in such a building in order to eliminate or minimize all safety and financial risks as would be appropriate.


Qualifications:

  • Minimum of 8-10 years of progressive property management experience, preferably within high-end residential condominiums or similar settings.
  • The SPM will possess thorough knowledge and understanding of all the relevant laws, By-Laws, regulations, and condominium acts.
  • In-depth knowledge of property management practices, including leasing, maintenance, budgeting, and compliance.
  • In-depth knowledge of all legal and regulatory requirements and best practices for condominiums of this size and quality in Ontario.
  • Strong leadership and communication skills with the ability to collaborate effectively with diverse stakeholders.
  • Experience in managing short-term rentals and familiarity with associated regulations and platforms.
  • Experience with complex Requests for Proposals, Contracts, and execution of such contracts including water systems, HVAC systems, security systems, maintenance procedures, concierge services, insurance services, and such other systems and services as would be required in such circumstances.
  • Proficiency in financial management, including budget creation, forecasting, and reporting and the addressing of all feedback systems to ensure the smooth operations of systems and contract executions.
  • Relevant certifications and licenses in property management
